HOMEOWNER FOOD FOR THOUGHT:We recently met someone who was NOT a victim of the tornado storm that ripped through Rockford on August 10th....until the tree fell on his house some time after. He thought his house was in the clear up to that moment.One thing most homeowners wouldn't think about is how that storm effected the "still-standing" trees around their house. This particular tree was weakened by the high winds and left it in a potentially dangerous state. It fell onto the house some time after the storm and now needs home repairs. 1. Roof age-How old is your current roof? Most experts will say that your typical asphalt roof should last between 20 and 25 years. It also depends on whether the old roof was removed, leaving only a single layer of shingles, and if it is properly ventilated. If it is over 20 years old and has been installed over top of an old layer of shingles, you more than likely need a new roof.2. Shingles curling and buckling-Buckling or curling shingles are another warning sign you need a new roof. In areas that are exposed to a lot of direct sunlight, the shingles can curl or buckle. This usually happens when it’s past it’s life expectancy. There could also be a possibility that the roof is defective. Contact First Class General Contracting to see if you could be eligible for reimbursement.3. Roof valleys-If the valleys of your roof have shingles falling apart or missing, you will definitely need a new roof. Valleys are one of the most important areas of your roof, giving a flow are for snow and rain to stream down into the gutters. If your roof’s valley is having problems, you are at greater risk of having leaks.4. Missing shingles-Check to see f all the shingles and tabs are intact. This is a tell tale sign that you are going to have some issues with your roof.5. Chimney flashing-This is another area to be concerned about. If your flashing consists of roof cement or tar, it may need to be replaced with a long-term, water-tight fitting, which would be a metal flashing system.6. Shingle granules in the gutters-Look inside your gutters and see if it is loaded up with shingle granules, which tend to fall off toward the end of the shingle’s life cycle. Another way to tell is to look at the shingles themselves and notice any dark patches where the granules have blown off.7. Visible daylight through the roof boards-If you walk on your roof and notice some soft or spongy spots where the roof feels soft, then the underlying decking has weakened from moisture getting through the shingles.
